Rates
All room rates are subject to 0.5% Municipality Tax, 13% Value Added Tax (VAT) and Overnight stay Tax per room per night.
An Overnight stay Tax of EUR 10 per room per night applies from March to October. Overnight stay Tax will be charged upon guest check-out.
Rates, inclusions, and room occupancies are as stated in your booking confirmation and rates may be subject to change at any time without notice.

Payment Guarantee Policy
A valid credit card guarantee is required at time of booking and a reservation will be deemed confirmed after processing of all deposits and payments according to the below terms. The resort reserves the right to release bookings without prior notice if guarantee or full payment is not received on time. Confirmation is also subject to receiving all guest names, particularly for multiple room/villa bookings.
Payment is accepted by credit card or bank transfer. An online payment link is available for secure credit card payments and the card utilised for this (and all online bookings) must also be presented by the card holder upon check-in, accompanied by passport or ID verification.
In addition, other Deposit and Payment terms apply and this includes:
2025 YEAR
For travel from 23 May to 26 June, 19 August to 14 September & 27 June to 18 August
• 50% deposit is required at the time of booking
• Full and final payment is required no later than 21 days prior to arrival
For travel from 01 May to May, 22 & September 15 to September 30 & April 01 to 30 April & 01 October to October 31.
• A Credit Card guarantee is required at time of booking
• Full and final payment is required no later than 7 days prior to arrival

For travel from 24th May to 9th September

Cancellation Policy
If you are unable to travel (or utilise the accommodation and services previously confirmed), cancellation fees may apply.
A change in the length of stay or dates of your reservation is subject to availability and may result in a rate change. A revision made to a booking may also constitute a cancellation. In case of shortened length of stay, the cancellation policy will apply for the cancelled nights. If a booking deposit must be refunded, please note that any credit card surcharge or currency fluctuation is unable to be refunded.
Cancellation, early departure, and no-show fees incurred are the sole responsibility of the client and will be charged accordingly as follows:
2025 YEAR
For travel from 01 May to May, 22 & September 15 to September 30 & April 01 to 30 April & 01 October to October 31.
• 7 days or less prior to arrival, will incur a fee of 100% of total room charges.
• Reservations made within 7 days of arrival require full payment within 24 hours and will incur a fee of 100% of the total room charges.
For travel from 23 May to 26 June, 19 August to 14 September & 27 June to 18 August
• 21 days or less prior to arrival, will incur a fee of 100% of total room charges.

2024 YEAR
For travel from 24th May to 9th September
• 14 days or less prior to arrival, will incur a fee of 100% of total room charges.
• Reservations made within 14 days of arrival require full payment within 24 hours and will incur a fee of 100% of the total room charges.
For travel from May 1st to May 23rd & 10 September to 31st October:
• 3 days or less prior to arrival, will incur a fee of 100% of total room charges.
• Reservations made within 3 days of arrival require full payment within 24 hours and will incur a fee of 100% of the total room charges.
Early Departures or No-Shows
A fee equivalent to 100% per night plus taxes for early departures applies. In the event of a no-show (i.e. you neither use nor cancel your reservation), a fee equivalent to the value of the entire stay will be incurred. Early departures or cancellations due to inclement weather are fully chargeable.
Travel Insurance
One&Only Kéa Island reserves the right not to provide exemptions from its cancellation policy for medical or personal matters, inclement weather, or other circumstances. It is recommended to purchase adequate travel insurance prior to confirmation and acceptance of terms, conditions, and cancellation policy.

Additional Guests and Children Surcharges
Subject to the maximum occupancy applicable by room, the following applies for additional guests:
• Infants under the age of 4 years – complimentary, including a cot if required.
• Children under the age of 12 years – stay for free.
• Guests above 12 years – a fee of EUR 220++ per guest per night.
A maximum of one rollaway bed, subject to availability, will be allowed in each room. Rates are inclusive of daily breakfast and selected guest activity daily.

15:00 hours/3.00pm. Earlier access is subject to availability on day of arrival.
Check-out Time
12:00 hours/ noon. For guests requiring a later check-out, a fee equal to 50% of the room rate is applicable up to 18:00 hours/6.00pm and a full night’s rate is required after this time.
Late Night Transfers
Please note that ferry services and private transfers between Athens and Kéa Island are currently unavailable at night. If your Athens flight arrives or departs in the evening or early morning, please contact our Reservations Team on reservations@oneandonlykeaisland.com to help plan a seamless journey and to enquire about special rates for an overnight stay at One&Only Aesthesis, our sister property in Southern Athens. For the safety and comfort of our guests, late-night transfers between Kéa and Athens can be arranged in case of emergency.
All transfer options are subject to weather conditions. In the event of adverse weather, transfers may be delayed or rescheduled.

Pet Policy
Enjoy our undisturbed, awe-inspiring natural setting with your furriest family members at our pet-friendly resort where your canine will be completely catered to.
To ensure a comfortable stay for yourself and fellow guests, we would like to inform you of our pet policy at One&Only Kéa island.
• Pets must weigh less than 10 Kg.
• Pets are to be always kept on a leash while walking around the resort unless you are in your villa.
• Please do not leave your pet unattended. Should you require a pet sitter, please contact your host or Guest Experiences.
• Pets are not permitted in our restaurants, spa, fitness center or pool areas including cabanas and daybeds. This does not apply to guide or service dogs.
• Pets are welcome on our beach area.
• Guests are responsible for cleaning up after their pets throughout the resort. Please contact your host if you require any assistance with supplies.
• Any excessive noise, such as barking, must be curtailed to ensure fellow guests are not inconvenienced, both in guest villas and in public areas of the resort.
• Please contact your host or housekeeping to arrange a convenient time for servicing your villa as the owner/guest must be present if your pet is inside the villa.
• The resort will be obliged to charge for any damages caused by your pet to resort property. The owner/guest further agrees to indemnify and hold harmless the resort, its owners and its operator from all liability and damage suffered as a result of your pet.
• A 100,00€ charge per pet, per day will be applied on your villa account (excluding VAT).
• Please note exotic pets are not accepted inside the resort.
For your convenience, the following services can be arranged by contacting your host:
• Pet sitting (at an extra cost - reservations are required and we kindly request 24 hours’ notice)
• Dog walking (at an extra cost - we kindly request 24 hours’ notice)
• Pet amenities (bed, fruit and water bowl, welcome gift)
