If you are unable to travel (or utilize the accommodation and services previously confirmed), cancellation fees may apply.

A change in the length of stay or dates of your reservation is subject to availability and may result in a rate change. A revision made to a booking may also constitute a cancellation. In case of shortened length of stay, the cancellation policy will apply for the cancelled nights. If a booking deposit must be refunded, please note that any credit card surcharge or currency fluctuation is unable to be refunded.

Cancellation, early departure, and no-show fees incurred are the sole responsibility of the client and will be charged accordingly as follows:

2025 YEAR
For travel period 9 January 2025 – 31 March 2025
• Cancellations made up to 1 day prior to arrival will remain free of charge for the entire duration of the stay (till January 31)

For travel period 1 April 2025 – 10 May 2025
• Cancellations made 30 days or less prior to arrival will be subject to a penalty charge at the full rate for the entire duration of the stay.
• A fee equivalent to 100% per night plus taxes for early departure applies. In the event of a no-show (i.e. if you neither make use of nor cancel your reservation), a fee equivalent to the value of the entire stay will be incurred.
• Early departures or cancellations due to inclement weather are fully chargeable.

For travel period 11 May 2025 – 30 September 2025
• Cancellations made 7 days or less prior to arrival will be subject to a penalty charge at the full rate for the entire duration of the stay.
• A fee equivalent to 100% per night plus taxes for early departure applies. In the event of a no-show (i.e. if you neither make use of nor cancel your reservation), a fee equivalent to the value of the entire stay will be incurred.
• Early departures or cancellations due to inclement weather are fully chargeable.

For travel period 1 October 2025 – 20 December 2025
• Cancellations made 30 days or less prior to arrival will be subject to a penalty charge at the full rate for the entire duration of the stay.
• A fee equivalent to 100% per night plus taxes for early departure applies. In the event of a no-show (i.e. if you neither make use of nor cancel your reservation), a fee equivalent to the value of the entire stay will be incurred.
• Early departures or cancellations due to inclement weather are fully chargeable.

For travel period 21 December 2025 – 10 January 2026
• Cancellations made 60 days or less prior to arrival will be subject to a penalty charge at the full rate for the entire duration of the stay.
• A fee equivalent to 100% per night plus taxes for early departure applies. In the event of a no-show (i.e. if you neither make use of nor cancel your reservation), a fee equivalent to the value of the entire stay will be incurred.
• Early departures or cancellations due to inclement weather are fully chargeable.

Villa One
For travel period 9 January 2025 – 10 May 2025 and 1 October 2025 – 20 December 2025
• If cancelled more than 60 days prior to arrival, 50% of reserved room will be charged.
• If cancelled within 60 days prior to arrival, 100% of reserved room will be charged.
• Early departures or cancellations due to inclement weather are fully chargeable

For travel period 11 May 2025 – 30 September 2025
• If cancelled more than 30 days prior to arrival, 50% of reserved room will be charged.
• If cancelled within 30 days prior to arrival, 100% of reserved room will be charged.
• Early departures or cancellations due to inclement weather are fully chargeable

For travel period 21 December 2025 – 10 January 2026
• If cancelled before 30 September 2025, 50% of booked room will be charged.
• If cancelled after 30 September 2025, 100% of booked room will be charged.
• Early departures or cancellations due to inclement weather are fully chargeable

Private Homes
For travel period 1 April 2025 – 30 September 2025
• Cancellations made 7 days or less prior to arrival will be subject to a penalty charge at the full rate for the entire duration of the stay.
