Booking Terms, One&Only Portonovi

A reservation will be deemed confirmed after processing of all deposits and payments according to the below terms. The resort reserves the right to release bookings without prior notice if full payment is not received on time.

Confirmation is also subject to receiving all guest names, particularly for multiple room bookings.

Payment is accepted by credit card or bank transfer. An online payment link is available for secure credit card payments and the card utilised for this (and all online bookings) must also be presented by the card holder upon check-in, accompanied by passport or ID verification.

In addition, other Deposit and Payment terms apply and this includes:
 
2026 YEAR
One-night refundable deposit is required at the time of the booking for Suite One & Villas, throughout the year.
One-night refundable deposit is required at the time of the booking for Family Rooms and Suites, for stays from 22 May 2026 to 19 September 2026.
20% refundable deposit is required at the time of the booking for stays of 15 nights and more.

For travel from 9 January 2026 to 02 April 2026 & 25 October 2026 to 29 December 2026 & 3 January 2027 to 08 January 2027

• Full and final payment is required no later than 7 days prior to arrival.

For travel from 03 April 2026 to 21 May 2026 & 20 September 2026 to 24 October 2026 & 30 December 2026 to 2 January 2027

• Full and final payment is required no later than 14 days prior to arrival.
• New Year's Eve Gala Dinner (31 December 2026) is mandatory.

For travel from 22 May 2026 to 18 June 2026 & 30 August 2026 to 19 September 2026

• Full and final payment is required no later than 21 days prior to arrival.

For travel from 19 June 2026 to 29 August 2026

• Full and final payment is required no later than 30 days prior to arrival.

If you are unable to travel or use the accommodation and services confirmed in your reservation, the following cancellation policy will apply.

By confirming a reservation, the guest undertakes either to use the reserved accommodation or to cancel or modify the reservation within the applicable cancellation period. If the reservation is cancelled after expiry of that period, if the guest does not arrive, or if the stay is shortened, the Hotel will be entitled to charge the applicable cancellation fee.

The cancellation fee constitutes agreed liquidated compensation for the loss and costs incurred by the Hotel as a consequence of the late cancellation, early departure or no-show, including the reservation and resulting unavailability of the relevant accommodation for other guests. It is not a charge for accommodation or other hotel services, as no accommodation or other service is provided in respect of the cancelled or unused nights.

Where any amount has already been paid in connection with the reservation, upon cancellation that amount may be retained and applied towards settlement of the applicable cancellation fee. Any amount exceeding the applicable cancellation fee will be refunded, subject to the terms below.

A change to the dates or length of stay is subject to availability and may result in a rate change. A modification may also be treated as a cancellation if it results in the cancellation of one or more reserved nights. Where a booking payment is refunded, any non-refundable credit card charges or losses resulting from currency fluctuations will not be reimbursed.

Cancellation, early departure, and no-show fees incurred are the sole responsibility of the client and will be charged accordingly as follows:

For travel from 9 January 2026 to 02 April 2026 & 25 October 2026 to 29 December 2026 & 3 January 2027 to 08 January 2027

• 7 days or less prior to arrival, will incur a cancellation fee equal to the total value of the cancelled reservation.
• Reservations made within 7 days of the scheduled arrival date require payment of the total reservation value within 24 hours. In the event of cancellation, the amount paid will be applied towards settlement of the applicable cancellation fee.

For travel from 03 April 2026 to 21 May 2026 & 20 September 2026 to 24 October 2026 & 30 December 2026 to 2 January 2027

• 14 days or less prior to arrival, will incur a cancellation fee equal to the total value of the cancelled reservation.
• Reservations made within 14 days of the scheduled arrival date require payment of the total reservation value within 24 hours. In the event of cancellation, the amount paid will be applied towards settlement of the applicable cancellation fee.

For travel from 22 May 2026 to 18 June 2026 & 30 August 2026 to 19 September 2026

• 21 days or less prior to arrival, will incur a cancellation fee equal to the total value of the cancelled reservation.
• Reservations made within 21 days of the scheduled arrival date require payment of the total reservation value within 24 hours. In the event of cancellation, the amount paid will be applied towards settlement of the applicable cancellation fee.

For travel from 19 June 2026 to 29 August 2026

• 30 days or less prior to arrival, will incur a cancellation fee equal to the total value of the cancelled reservation.
• Reservations made within 30 days of the scheduled arrival date require payment of the total reservation value within 24 hours. In the event of cancellation, the amount paid will be applied towards settlement of the applicable cancellation fee.

Early Departures or No-Shows

If a guest departs before the confirmed departure date, a cancellation fee equal to the value of the cancelled and unused nights will apply. No accommodation or other hotel services will be provided in respect of those nights.

If a guest does not arrive and has not cancelled the reservation, a cancellation fee equal to the total value of the unused reservation will apply. This fee constitutes agreed liquidated compensation for the no-show and is not a charge for accommodation or other services.

Early departures, late cancellations and no-shows resulting from inclement weather remain subject to this cancellation policy.

Travel Insurance
One&Only Portonovi reserves the right not to grant exemptions from this cancellation policy in cases involving medical or personal circumstances, inclement weather or other events affecting the guest. Guests are therefore advised to obtain adequate travel insurance before confirming the reservation and accepting these terms and conditions.

Subject to the maximum occupancy applicable by room, the following applies for additional guests:

• Infants under the age of 4 years – complimentary, including a cot if required.
• Children under the age of 12 years – EUR 50 per child per night
• Guests 12 years and over – EUR 150 per guest per night

For travel from 03 April 2026 to 23 April 2026 & 04 October 2026 to 24 October 2026 & 30 December 2025 to 2 January 2027

• Infants under the age of 4 years – complimentary, including a cot if required.
• Children under the age of 12 years – EUR 50 per child per night
• Guests 12 years and over – EUR 150 per guest per night

For travel from 24 April 2026 to 21 May 2026 & 30 August 2026 to 03 October 2026

• Infants under the age of 4 years – complimentary, including a cot if required.
• Children under the age of 12 years – EUR 100 per child per night
• Guests 12 years and over – EUR 250 per guest per night

For travel from 19 June 2026 to 29 August 2026

• Infants under the age of 4 years – complimentary, including a cot if required.
• Children under the age of 12 years – EUR 150 per child per night
• Guests 12 years and over – EUR 350 per guest per night

For all stays over the 31st December, a mandatory New Year's Eve Gala Dinner supplement applies and is payable directly to the resort.

• Adults: EUR 340 + 10% service charge per person
• Children (4–11 years): EUR 170 + 10% service charge per child
• Children below 4 years: Complimentary

Please note that beverages are not included in the rate. All rates are subject to a 10% service charge.

Check-in Time
15:00 hours/3:00 pm. Early check-in from 10:00 hours/10:00 am is subject to the resort’s availability on the day of arrival and additional fee. For guaranteed early access, a fee equal to 50% of the room rate is applicable from 10:00 hours/10:00 am, and a full night’s rate is required for arrivals prior to this time.

Check-out Time
12:00 hours/noon. Late check-out inquiries are subject to resort’s availability. For guests requiring a later check-out, a fee equal to 50% of the room rate is applicable up to 18:00 hours/6:00pm and a full night’s rate is required after this time.

Passport and Visa Requirements
Full legal names of all guests and children's ages must be provided at time of booking. A valid passport (with minimum six months validity) and proof of citizenship is required to travel to and from Montenegro.

Traveling to Montenegro, other than from current exempted countries, requires a visa. Please contact the Embassy of Montenegro for more details. Failure to provide the air carrier or government officials with necessary documents and valid passport will lead to denial of flight boarding.
